Is This Plotting Project Genuine? 10 Checks You Can Do Yourself Before You Pay
“Is this project genuine?” is the question buyers ask most and answer least. The honest answer is that no brochure, website or sales call can settle it. What settles it is evidence you collect yourself. This guide lists ten checks that any buyer can do, including when buying from Omana Projects. We encourage you to verify us the same way. It is general information, and a lawyer should review your final documents.
1. Get the Exact Location in Writing
Ask for the village, taluka, survey number and a GPS pin for each plot. Match them to the 7/12 extract. Our Kasindra Village Guide shows how to search for the right village on a map.
2. Read the 7/12 Extract Yourself
Check the holder’s name, area and land classification on the state’s land record portal. The name should match the seller or the project owner in the chain of title.
3. Ask for the NA Order
NA permission is what allows residential use. Confirm that the order covers the exact survey numbers, permits residential use and lists any conditions.
4. Ask Who Approved the Layout
A layout plan should name the authority that approved it and show plot numbers, roads and open space. Ask for a copy and compare plot numbers with your booking form.
5. Check the Title Chain With Your Own Lawyer
Have an independent lawyer review the documents going back several years, search for encumbrances and give you a written opinion. Do not rely on the seller’s lawyer.
6. Visit the Site, and Visit Twice
See the road, the boundary markers and the surroundings. Visit again in a different season or at a different time of day. Record photos, video and GPS pins.
7. Verify Distances Yourself
“Minutes from the expressway” means nothing without a starting point. Measure from your plot pin on a maps app. See Kasindra to Ahmedabad, Bavla and Dholera Distances and Routes.
8. Understand What Is Built and What Is Promised
Brochure amenities may be plans. Ask which roads, drains and utilities exist today, and which are scheduled. Ask for dates and who is responsible.
9. Keep Every Payment Traceable
Pay only through bank transfer or account payee cheque, to the seller’s verified account, and collect a receipt for every payment. Never pay cash. Never pay a third party.
10. Talk to People Who Are Not Selling
Speak to neighbouring villagers, the gram panchayat office and other buyers. Ask what they have seen on the ground.
Red Flags
No survey number, or a survey number that does not match the 7/12
“NA is in process” instead of an NA order
Pressure to book today
Refusal to let your lawyer see documents
Requests for cash
Guaranteed returns or guaranteed resale
A different seller name on every document
Unwillingness to put promises in writing
What a Good Seller Does
A good seller will give you documents to review, answer questions in writing, let your lawyer inspect everything, welcome a second visit and never rush you. If a project cannot meet this standard, walk away.
You can use our documents checklist for Kasindra plots as a starting point for what to ask.
Frequently Asked Questions
How Do I Know a Plot Is Not Fake?
Match the survey number on the 7/12, the NA order and the layout, and have a lawyer check the title chain.
Can I Trust a Brochure?
Treat it as a starting point. Verify claims independently.
Should I Hire My Own Lawyer?
Yes, and not the seller’s.
Is a Site Visit Necessary?
It is strongly advisable, and a second visit is better.
Bottom Line
Genuineness is something you verify, not something you are told. Ten checks and a lawyer’s opinion cost little compared with the price of a plot.
